We specialize in fire code compliance consulting for real estate properties, fire management services, fire protection equipment repair, and inspections. All services are handled by a professional with hands-on field experience since 2011.

Our Services
All services are performed by licensed professionals. We cover the full compliance cycle — from initial inspection to documentation and ongoing fire management.
We provide outsourced support for fire prevention management duties required for many buildings in Japan. We help handle the practical tasks and compliance procedures, reducing the burden on your team.
We conduct periodic inspections of fire alarm systems, sprinkler systems, fire extinguishers, emergency lighting, and other fire protection equipment as required under Japan’s Fire Service Act. Our service also includes the preparation of inspection reports and related documentation.
Installation, replacement, and repair of fire protection equipment. We manage the entire process from fault diagnosis to completion, including licensed electrical work where required.
Permit applications, regulatory filings, and official document preparation through our affiliated administrative scrivener office.
We conduct fire code compliance surveys for properties prior to purchase or lease. We assess the fire safety compliance status of commercial and residential properties before acquisition or tenancy. In Japan, fire safety regulations can change significantly when a property’s use changes. For this reason, we review whether a building complies with current fire safety regulations and identify any points that may require attention or corrective action in advance.

Electrical Investigation
Zero-MΩ Fault on Automatic Fire Alarm Circuit
A commercial building in Tokyo had a recurring fault on circuit C12 of its automatic fire alarm system, with smoke detectors and fire/smoke dampers on the third floor showing zero insulation resistance. We traced the fault to conduit coming into contact with light-gauge steel framing and threaded rod. We completed the full circuit restoration without shutting down the system.

Ongoing Fire Management for Foreign-Owned Office
A foreign investment firm with commercial real estate in central Tokyo needed outsourced support for its fire prevention management responsibilities rather than building an in-house system. We assisted with statutory duties, including emergency planning, drills, and regulatory filings.

Fire Code Check Before Property Purchase
Before purchasing a mixed-use building, an overseas buyer asked us to verify fire safety compliance. We identified two non-compliant items in the sprinkler system and one documentation gap, giving the buyer leverage in negotiations and a clear remediation roadmap.
Equipment Renovation
Alarm System Upgrade in an Aging Office Building
An office building with outdated fire alarm equipment required a full system upgrade to meet current standards. We handled the assessment, procurement, installation, and post-installation inspection while coordinating with the building manager to minimize disruption to tenants.
